Preparing your home for sale: what pays back and what does not
The ROI guide to preparing an Australian home for sale: what to clean, paint, style and repair, what not to renovate, realistic Sydney costs, compliance checks and a four-week runway plan.
Buyers decide in the first thirty seconds and spend the rest of the inspection justifying it. Preparation is the cheapest money you will make in the whole campaign - but only the right preparation. The trap runs in both directions: sellers who list a tired home "as is" in a buyer's market, and sellers who spend $120,000 on a pre-sale renovation the buyer would happily have done themselves, to their own taste, with your discount.
Here is the ROI ladder - ordered by payback, with realistic Sydney costs - and the plan to execute it in four weeks.
The ROI ladder
| Rung | Typical cost (Sydney) | Payback |
|---|---|---|
| 1. Declutter + deep clean | $500 - $2,000 | Highest ROI in real estate. Non-negotiable |
| 2. Repairs buyers can see | $500 - $3,000 | Very high - visible defects price-anchor the whole home |
| 3. Paint (interior, neutral) | $3,000 - $8,000 | Consistently strong; the biggest visual reset per dollar |
| 4. Lighting + hardware | $300 - $1,500 | High - warm bright rooms photograph and inspect better |
| 5. Garden + entry + facade | $1,000 - $4,000 | High - the photo that decides whether they attend |
| 6. Professional styling | $3,000 - $9,000 (6-8 weeks) | Strong for vacant and dated homes; stylists and agents routinely credit it with multiples of its cost |
| 7. Minor kitchen/bath refresh | $2,000 - $15,000 | Selective - benchtops, tapware, splashback, regrout: yes; full gut: rarely |
| 8. Major renovation | $50,000+ | Usually negative pre-sale: construction costs are ~47% above pre-COVID (Cotality Cordell), timelines blow campaigns, and taste risk is yours |
Room by room, in priority order
- Street and entry. Mow, mulch, pressure-wash the path, paint or oil the front door, pot plants either side, new doormat, house number visible. This is the hero photo and the first ten seconds.
- Living. Remove a third of the furniture (yes, a third). Maximise walkable floor and window light; one rug, one throw, no personal photo walls.
- Kitchen. Clear benches to three objects. Regrout and re-silicone, replace sad handles, fix the dripping mixer. If the doors are dated but sound, professional respray beats replacement.
- Bathrooms. The scrutiny room: re-silicone, new shower screen if scaled beyond saving, white towels, hotel styling, brutal ventilation before every open.
- Bedrooms. Beds sized to the room (a queen makes a small room read smaller than a styled double), bedside symmetry, wardrobes half-emptied - buyers open them.
- Outdoors. Stage the lifestyle: a setting on the deck, a clean barbecue, defined lawn edges. In Sydney, outdoor living sells as square metres.
The unsexy paperwork that protects your price
- Pre-sale building and pest inspection (about $400-700). Optional but strategic: find the termite scare or roof issue before a buyer's inspector does mid-negotiation, and fix or disclose on your terms. In NSW the contract must be ready before marketing anyway - brief your solicitor early.
- Compliance quick list (NSW): working smoke alarms, pool fencing certificate of compliance if applicable, approvals or certification for any works a buyer's conveyancer will query. Surprises at exchange cost more than fixes in week one.
Styling: the line item sellers argue about
Partial styling (your furniture, stylist's art, linen and accessories) runs cheaper; full styling of a vacant home sits at the top of the range but photographs like a display suite - and campaigns are won on photography now. The honest test: walk your home with your agent and ask "does this presentation compete with the last three homes that sold well here?" If the answer is a pause, style. If your furniture is current and neutral, spend the money on paint instead.
Method and timing in this market
Preparation and pricing strategy travel together. With clearance rates in the low 50s, days on market averaging 37 and the well-priced stock still selling fast (Sydney's auction median actually rose 2.2% year on year even as clearance fell - what sells, sells well), the winning combination in 2026 is immaculate presentation plus a sharp, evidence-based guide - not a stale premium price defended by good cushions. Your agent's method-of-sale reasoning is question five in our choosing-an-agent guide; make them earn it.
The four-week runway
| Week | Focus | Done means |
|---|---|---|
| 1 | Decisions + bookings | Agent chosen, sale method agreed, stylist/painter/trades booked, solicitor briefed on the contract |
| 2 | The purge | Declutter done room by room (hire storage - do not stuff the garage buyers will open), repairs list executed |
| 3 | The finish | Paint, lighting, garden, deep clean to bond-clean standard |
| 4 | Presentation | Styling installed, photography day (mid-morning light, home 'show-ready' from 8am), campaign assets approved |
Photography day checklist
- Every light on, every blind up, every surface bare except the styled pieces.
- Cars off the driveway, bins hidden, pets and bowls out.
- Bathroom benches empty, toilet lids down, towels fresh.
- Twilight exterior shot booked if the home faces west - the dusk hero is the highest-clicked photo on every portal.
What a good agent does in all this
A strong local agent runs this program for you: their trade contacts arrive this week not next month, their stylist knows what the suburb's buyers respond to, and their honest eye stops you gold-plating. Which is the real answer to "is preparation worth it": it is, when it is directed by someone who knows exactly which three changes your buyer pool will pay for. Find that person first - we will match you with three, free - and spend second.
